摘 要:近三十年来,我国房地产行业开始紧随国外的的发展脚步慢慢变成我国国民经济的支柱产业,推动着中国经济的快速发展。最近几年里,由于受到经济危机和房地产泡沫的影响,房地产业的卖方时代将不复存在,因此,为一个楼盘制定一套实际可行的营销策划方案是必要的。设计以张家港市金科廊桥印象二期住宅项目为实例,先介绍整个张家港市的市场以及该项目周边的竞品信息,再对项目做一定分析得到一份较为详细的项目区域调查与分析报告。通过调查和分析所得到的结果,结合实际情况进行市场细分目标市场选择和市场定位等,最后将得到一份具有实际指导意义的营销策划报告。60191

Abstract: In the past thirty years, the pace of development of China's real estate industry began tofollow the foreign gradually become the pillar industry of our national economy, and promote the rapid development of economy China. In recent years, due to the impact of the economic crisis and the real estate bubble, real estate seller era will no longer exist, therefore, it is necessary to develop a set of practical and feasible marketing strategy for a real estate. This paper taking Zhangjiagang Jinke Langqiao impression two residential project as an example,introduce the entire city of Zhangjiagang, the project's market and competition information,and do some analysis to obtain a more detailed project regional investigation and analysisreport on the project. By the investigation and analysis of the results, combined with the actual situation of market segmentation of target market selection and market positioning, the final will be a practical guiding significance to the marketing planning report.

本人对房地产营销策划这个课题很有研究的兴趣,并且在张家港市金科股份有限公司实习,能接触到丰富的房地产市场行情相关信息以及大量的营销策划方案,所以选择这个研究课题进行毕业设计。
