摘要:本文首先介绍了土地价格与房地产价格的相关概念。然后从理论和模型两个方面分析土地价格和房地产价格的关系。理论部分，通过引致需求论、成本驱动论和互动论3个角度分析了土地价格和房地产价格的关系，模型部分则建立了四象限模型和玉米法律悖论模型。在之后的章节中，又介绍了格兰杰因果关系分析法，并运用格兰杰因果分析法对两者的关系做进一步的实证研究，并得出了一定的结论。最后在以上的研究成果基础上，结合当先的形势与政策，对未来房地产政策提出一些意见，希望能对今后的政策取向有所借鉴意义。20723

The influence of land price of real estate price
Abstract：This paper introduces the concepts of land prices and real estate prices. The relationship between land prices and real estate prices then analyzed from two aspects of theory and models.Theoretical part,by causing demand theory, cost-driven theory and theoretical analysis of the interactive relationship between land prices and real estate prices. Part of the established model of four-quadrant model and corn legal paradox models.In the following chapters, but also introduces the Granger causality analysis, and the use of Granger causality analysis of the relationship between the two further empirical research, and draw some conclusions. Finally, on the basis of the above findings, combined with the situation and policy, housing policy for the future to make some comments, hoping for future policy orientation has reference.
