摘要:现如今,政府对于房地产市场的调控依旧处于较为敏感阶段。房地产市场的火爆、房价的过快上涨又让普通民众苦不堪言。近年来,国家通过实施限购令、制定房产税暂行条例实施细则等手段给楼市降温,抑制房价近一步上涨。上个世纪90年代,“泰铢贬值”作为导火索,使得整个东南亚陷入到经济危机当中,当危机的影响波及到房地产行业,金融业也受到巨大影响,整个东南亚经济发展停滞不前。我国的学者开始认识到房地产泡沫对金融行业的影响是毁灭性的,随着我国房地产业的逐步发展,我国对房地产泡沫相关问题的研究也逐步深入。35757
本文将着重分析房地产市场与金融业共荣共衰又相互制约的紧密关系,通过我国1999—2013年房地产业的相关数据,证明我国的房地产业已经存在泡沫,并且有些城市的泡沫程度已经相当严重的情况。最后,结合我国的实际国情,有针对性的提出化解房地产业泡沫的有效措施。

Research on Market Bubble of Real Estate and the Financial Risk in China
Abstract: At present, the stage of our country for the real estate market regulation is still sensitive. The hot real estate market and housing prices rise too fast and let ordinary people suffering. In recent years, the country by implementing restrictions on, making the interim regulations on property tax rules to cool the market and curb rising house prices further. Southeast Asia financial crisis since the 90 s, Chinese scholars began to realize that the real estate bubble effect on the financial sector is devastating, along with our country real estate industry develops, issues related to research on the real estate bubble in China also gradually in-depth.
This paper will focus on analysis of the real estate market and financial sector co-prosperity with failure and mutual restrict the close relationship between, through the relevant data of 1999-2013 in our country real estate industry that our country's real estate industry has a bubble, the degree of bubbles and some cities have very serious condition. Finally, combines the actual conditions of our country national condition, targeted put forward effective measures to dissolve the real estate bubble.
