摘要随着我国经济发展水平的提高以及城市化进程的加快,房地产行业发展迅猛,对我国经济的发展作出一定程度的贡献。政府自2004年开始采取各种政策制约房价的上涨,但当前房价历经10年依旧居高不下,与我国居民的收入形成很大的落差。本文结合政府宏观调控下的房价表现与高房价下居民消费现状,对房价与居民消费之间的关系进行理论分析。以此为前提,通过以2007年至2012年间全国31个地区与东部12个地区人均全年消费性支出总计为因变量,以各省份住宅价格、城乡居民人均可支配收入、通货膨胀率为自变量,构造面板数据并进行多元回归分析,实证高房价、居民可支配收入、通货膨胀率对居民消费的影响。最后针对高房价现状下对政府与居民提出几点建议。45095

Abstract
As the rapid development of economic and urbanization, real estate market has experienced an extraordinary grow, which plays a supporting role in economic development. Chinese government has carried out a series of policy to control the house price since 2004,but it still stands firm after struggling for 10 years, which makes a tremendous gap with resident income. The paper combined with the performance of house price under the macro-control of government and the high price of the residents' consumption status, does a theoretical analysis with the relationship between house price and consumption. Based on data selected from 31 provinces of mainland and 12provinces from the east China between 2007 and 2012, my thesis takes per capital annual consumption expenditure as the dependent variable, house price of province, personal average disposable income of urban and rural residents and inflation rate as independent variable. This paper empirically investigates the impact of house price,income and inflation rate on the consumption expenditure using panel data for OLS regression analysis. Finally, aims at high house price for the status, I offer some suggestions for the government and residents.
