本文首先分析了民生公寓开发建设工程成本控制的研究背景、研究目的、国内外研究现状、和论文研究框架。其次介绍了民生公寓成本的一些基本理论知识，分析形成机制以及开发建设成本控制的相关概念，并对其成本控制及其系统进行详细的描述。第三，对民生公寓开发建设过程中费用的组成和影响因素进行阐述。第四，在房地产成本控制的基础上，对不同阶段的成本控制，采取不同的应对技术措施，并进行技术的优化，给研发人员成本控制管理起到启示作用。最后对全文做了总结，并且对民生公寓成本控制技术的发展方向进行展望。
