摘要当前，为提高人民的生活水平，我国正在大力建设基础设备，从而为商住小区的迅速发展奠定了基础。北京作为我国首都，发展更为迅速。北京城区的发展有目共睹，但郊区商住小区管理制度与技术却似乎无法追赶大潮流的脚步。随着房地产业的发展和住宅商品化的推进，商住小区物业管理也应运而生，成为房地产业中的新兴产业，这种管理在发展中存在的诸多问题，目前物业管理法制的滞后，体制的不健全，从业人员素质低下也将是影响它健康发展的重要因素，应当引起全社会的高度重视。尤其商住小区制约物业管理发展的问题较多。如何规范发展商住小区物业管理工作，更好地满足广大群众日益增长的物业管理需求，是迫切需要解决的问题。本论文通过对北京郊区商住小区物业管理中存在问题的概括和分析，对如何完善商住小区物业管理做出了自己的理解，提出一些富有建设性的对策，使居住着拥有真正的“绿色居住环境”。68246
