摘要:随着住房改革的兴起,以及银行、金融业的全面开放,房地产业已经成为支撑国民经济的支柱性产业,而随之兴起的住房抵押业务由于其高利润低风险的特性被银行作为一种良性信贷产品广泛推广。28988
我国对于住房抵押贷款的风险分析还不够深入,大多数学者更加注重对银行操作风险进行分析从而忽视了其他可能存在的风险。为此本文着重于借款人风险、银行内部风险和制度风险,运用博弈论、信息不对称理论等,立足于已存在学者理论分析的基础上,选取适用的模型及实例加以分析,从而提出适宜我国国情的风险防范措施。
本文搜集了众多参考文献,参考了前人的理论心得,对房地产市场上可能出现的风险加以甄别、分析,剖析风险的成因,从而针对性的提出控制、防范风险的策略。

Housing Mortgage Lending Risks Research
Abstract: With the rise of the housing reform, as well as the full opening of the banking industry, the real estate industry has become the pillar industry supporting national economy. The housing mortgage business is widely spread as a benign credit product due to its high profit and low risk.
The risk analysis of the housing mortgage loan is not deep enough, most scholars pay attention to the bank operation risk analysis and neglect other possible risk. This paper emphatically in the borrower credit risk, bank internal risk and institutional risk, the use of game theory, information asymmetry theory, based on the analysis of the existing theoretical foundation, select the application model and a case to be analyzed, and puts forward the suitable for China's national conditions risk prevention measures.
In this paper, a collection of many references, reference to the experience of previous theory, the risk that may arise in the real estate market to be screening, analysis and risk analysis of the causes, so as to put forward control, risk prevention strategy.
