房地产行业和金融行业运营情况的对比分析

摘要：房地产行业和金融行业都是我国国民经济的支柱性产业，对比分析两个产业的运营情况有利于促进二者健康协调稳定的发展，保障国民经济的安全运行。本文选取了房地产行业和金融行业的各20支股票，摘取2013年财务报表的有关数据，从净资产收益率、总资产报酬率、资产负债率、总资产周转率、总资产增长率、产权比率、销售增长率、资本积累率等指标出发，采用描述性统计分析、多元正态分布均值和方差的检验、协方差阵检验等方法分析两个行业的运营情况，并进行对比分析。65770

Abstract：The estate industry and the financial industry are the pillar industries of our national economy，comparative analysis of two industries’ operating situations is conducive to the promotion of the healthy and harmonious development of the two industries,ensuring the safe operation of the national economy. This paper selects 20 stocks of the estate industry and the financial industry,the relevant data from the 2013 financial statements, the rate of return on common stockholders’ equity, rate of return on total assets, debt to assets ratio, total assets turnover, total assets growth rate, equity ratio, sales growth rate, the capital accumulation rate and other indicators, using the descriptive analysis, multivariate normal distribution with mean and variance covariance matrix of the test, test to analyze the two industry operation situation, and carries on the contrast analysis.

1 引言

随着经济的发展，房地产行业和金融行业在国民经济中的地位日益凸显，对比分析两个行业的经济情况和运营能力有利于我们更好的了解这两个行业，同时也有利于国民经济更加稳定的发展。房地产行业和金融行业之间的密切关系是两个产业之间与生俱来的内在经济联系。房地产行业因为自身运转周期长、融资量大离不开金融行业的支持，而金融行业则将房地产行业视为一种安全性和收益性都很高的优良资产和“黄金业务”[1]。因此，无论房地产行业过度发展还是发展不足都将影响金融行业的发展。房地产行业和金融行业都属于国民经济的支柱性产业，对宏观经济的贡献和影响都很大。在金融行业中银行业和证券业是其典型代表，因此本文将选房地产行业的20只股票以及银行业和证券业的各10只股票，摘取2013年财务报表的有关数据，对各项指标进行分析。
