摘要:沿海大市场是个商业综合体,现处于尾盘期,但车库剩余货量较多,为确保回款,完成清盘,故策划推广实施关于车库的营销方案。沿海车库位置处于二层,业主需通过坡道上二层入库停车。沿海大市场车库营销不同于住宅营销和纯商业营销等,车库相比而言使用面积小,产品形态功能单一,而价格不一定低廉,另外小区本身地面一楼规划为专业市场,有较多地面停车,二层坡道上也有较多空地,从现有入住情况来看客户是有地方停车的,且沿海的住户资金有限,大多数人不会花钱购买车库,故沿海车库存在存量较多的问题。根据诸多现实情况,本设计通过对南通市海安车库的现状分析及沿海大市场车库的分析研究,对车库重新进行定位,依据价格、推广、推售、销售组织等营销策划思路来制定方案,并且对初步执行效果进行反馈分析。53423
