摘要伴随着人们对生活居住环境和住房要求的不断提高，住宅建筑工程中的质量通病也随即进入必须进行根除的时期。在住宅建筑工程中，一些质量通病还是会时有发生，这些常见的通病，有的缩短了住宅建筑物的使用年限，有的直接或间接影响了建筑物的使用安全，有的影响了住宅建筑的各方面功能和美观。这些住宅建筑中常见质量通病的发生，引起了人们对住宅工程质量问题的关注，成为了当今社会的热点话题。本论文主要就是针对这些不良现状进行一些归纳总结并提出个人的一些研究结论。56678

本文以砌体工程、钢筋混凝土工程、渗漏、裂缝、楼地面工程、抹灰工程、门窗工程切入口，先从设计、施工、管理三个方面对住宅建筑物常见的质量通病产生的原因进行分析，进而阐述了如何采取措施从这四个方面对质量通病进行防治。此外本文深入具体的分析了住宅工程中墙体、屋面、楼地面、门窗等部位常见质量通病及其产生的原因及防治措施，特别是从多个角度对裂缝问题进行深入的研究，旨在能够让人们对于裂缝问题有一个正确的认识，一方面通过各种手段尽可能的避免它的出现，另一方面客观的承认它的存在，并采取有效的措施对它进行治理。 

本文最后结合工程实例分析了住宅工程中最常见质量通病——墙体开裂的防治措施。

Abstract

Along with the continuous improvement of the living environment and housing requirements, quality defects in the residential construction projects also went into the period must be eradicated. In residential construction projects, a number of quality defects or when will occur these common common problem, some shorten the useful life of residential buildings, some directly or indirectly affect the safety of the use of the building, some of the residential buildings the various aspects of functional and aesthetic. In this paper, masonry, reinforced concrete works, leaks, cracks, floor, ground works, plastering works, doors and windows entry point, starting with the design, construction and management of the three aspects of the residential buildings in common the causes of quality defects analysis, and then explains how to take measures from the four aspects of quality defects to prevent and treat.
