摘要：近年来，我国房地产行业发展迅速，越来越成为我国支柱型产业之一。房地产行业资金链复杂，需用资金巨大，并且具有极强带动力，可影响到其他多种行业发展。我国房地产开发企业数量逐渐增多，所以房地产公司是否能够可持续发展成为了关系到国民经济的重要一环。而现如今由于宏观微观各种因素影响，我国房地产公司普遍存在成长能力不强，融资结构单一等资本结构方面问题。为了解决这些问题，本文从企业资本结构影响因素入手，以资本结构相关理论为基础，通过对我国房地产上市公司数据进行实证研究，运用相关性分析和回归分析等分析方法，发现房地产企业资本结构方面问题，从而针对性的提出优化思路，使之注意自身盈利能力，提高偿债能力，调整融资结构和寻求新的融资渠道等方法，来达到较优的资本结构目标。52842

The Optimization of Capital Structure of Real Estate Listing Corporation in China
Abstract：In recent years, China's real estate industry has developed rapidly, and has become one of the pillar industries in China. Real estate industry capital chain is complex, the need for capital is huge, and has a very strong with power, can affect the development of other industries. The number of real estate development enterprises in our country is increasing, so it is an important part of the national economy that Real Estate Company can be sustainable development. And now due to the impact of macro and micro factors, the growth ability of China's Real Estate Company is not strong, such as the capital structure of a single issue. In order to solve these problems, in this paper, starting from the influence factors of the capital structure of the enterprise, with the theories of capital structure based, through empirical research on China's real estate listed companies data, using correlation analysis and regression analysis etc. analysis found real estate enterprise capital structure, and puts forward the optimization ideas for to pay attention to their own profitability, improve the solvency, adjust the financing structure and seek new financing channels and methods, to achieve the goal of optimal capital structure.
