摘要:房地产的金融风险主要是指在商业银行个人住房贷款这一块上所存在的风险,虽然住房贷款业务是一种低风险优质资产,但是随着数量上的累积,风险也会随之增加。而我国商业银行在风险的转移和分散方法上还缺乏实际经验,而且中国房地产市场的发展依然还处于新生阶段,在行业管理方面还没有设立健全规范的体制,在个人的信用体制方面也还有很多有待改进的地方,这些因素无疑都会造成个人住房贷款风险的发生,为我国商业银行敲响警钟,督促着我国商业银行在个人住房贷款风险分析及防范方面不断努力。68996
