笔者根据郡王府项目统计的数据,论文首先分析展望了泰兴房地产市场的发展现状和未来趋势,详细描述了郡王府项目区域经济和房地产市场,结合项目自身优劣点对产品进行了定位。为确保项目的可实施性,重点放在项目的区域经济分析、市场定位、投资估算、财务分析与评价以及投资风险评估方面。总结出本项目定位为中高端产品,项目总建筑面积52601㎡,分2期开发,项目总投资为4.42亿元,经测算项目净现值4332万元,项目内部收益率21%,但项目在资金上存在风险,必须做好销售工作。
