摘 要:房地产业是国民经济的重要部门,其兴衰直接关系到国民经济的兴衰。随着我国土地使用制度、住房制度及其他相关领域的经济体制改革不断深入和完善,房地产估价作用越来越大。房地产估价方法的研究也越来越重要。本文主要对房地产估价的两种方法市场比较法、收益还原法进行比较详细的阐述和分析。以定量的方式来确定房地产的价格。本文首先介绍了房地产估价的流程和相关规范,以及两种估价方法的特点和参数选取。其次市场比较法主要从可比实例的选取及相关因素修正等方面来评估价格。收益还原法则介绍了纯收益、资本化率、收益年期等方面。最后结合可比实例使用两种估价方法来确定估价对象的市场价值,并做出了估价报告。65619

Abstract: The real estate industry is an important sector of the national economy, its rise and fall is directly related to the rise and fall of the national economy. Secondly, the market comparison approach is mainly from the aspects of the selection of comparableexamples and related factors to evaluate the price correction. Income capitalization rulesintroduced net income and capitalization rate, income year etc.. Finally, combined with thecomparable examples of the use of the two methods to determine the market value of the appraised object, and has made the appraisal report.
