摘要：房地产行业是中国经济的支柱产业，对我国经济发展的推动作用十分明显，与人民生活息息相关，其中商品住宅投资在房地产开发投资中占有相当大的比例。因此研究商品住宅价格的影响因素显得尤为必要。
本文首先介绍了商品住宅价格一些基本理论知识，分析了商品住宅价格的形成机制，在此基础上对影响我国商品住宅价格的主要因素进行归类分析，从中剖析这些因素对房地产业和人们生活所带来的影响。其次对上海市商品住宅价格影响因素进行了实证研究，运用多元线性回归模型进行研究分析，得出对上海商品住宅影响较大的几个因素。最后是提出建议和结论，提出了稳定房地产市场商品住宅价格合理发展的相关建议。

Study on Influence Factors of Commodity Housing Price
Abstract： The real estate industry is the pillar industry of the Chinese economy. The impetus to China's economic development is clear, and it is closely related to people's life. Which commercial residential investment in real estate development and investment accounts for a sizeable proportion. Therefore the study of commercial housing price factor is particularly necessary.
This paper first introduces the commodity residential house price some basic theoretical knowledge and analysis of the commodity residential house price formation mechanism. On this basis, the main factors that affect the price of commercial housing in China are classified. Analysis of the influence of these factors will bring to the real estate industry and people's life. Secondly, the empirical research on the influencing factors of housing price in Shanghai City. To use the Multiple Linear Regression Model to study and analyze. Drawing the main factors which affect the Shanghai commodity residential. Finally put forward the suggestions and conclusions, and the commodity residential house prices stable real estate market, suggestions to promote the development of commodity housing market is reasonable
