摘 要：根据 13 清单和 14 定额等规范，并从企业自身水平出发，结合工程实际情况，参考甲方提供的工程量清单，现特编制投标文件的商务标部分，作为本次投标活动的依据。此次投标的工程为南京市中科药业有限公司生活楼工程。此商务标包括土建和装饰两部分，其主要内容包括投标总价、总说明、单项及单位工程投标报价汇总表、分部分项工程量清单与计价表、综合单价分析表、措施项目、其他项目以及规费税金项目清单计价表等。为了保障投资建设项目获得最大投资效益，此工程采用工程量清单计价的投标模式。为了便于中标，承包商在投标报价时，既要考虑竞争对手的报价策略，同时在施工的过程中，为了能够获得合理的利润水平，又要考虑业主的影响。准确地估价成本和合理地确定利润能体现一个企业投标报价水平和经营管理水平，也是争取中标的一种手段。62881

Abstract：According to the 13 list and 14 quota specification, and starting from the enterprise level, combined with the actual situation of engineering, engineering quantity list reference provided by Party A, is the preparation of tender documents business standard part, as the basis of bidding activities. The business standard includes two parts for construction and decoration, the main contents include the bidding price, the total description, inpidual and unit project summary table, sub engineering quantity list valuation table, and the comprehensive unit price analysis table, measures for the project, other projects and fees taxes project detailed list valuation table etc.. In order to guarantee the investment construction project to obtain the maximum benefit of investment, the project quantity list valuation model using the engineering bid. In order to facilitate the successful contractor in the tender offer, it is necessary to consider pricing strategies of competitors, while in the process of construction, in order to obtain a reasonable level of profit, but also consider the impact of the owners. Accurately determine the valuation of costs and reasonable profit to reflect a corporate level bidding and management level, but also as a means of winning the fight.

1 设计选题说明 1.1 选题依据 南京市中科药业有限公司生活楼工程是我实习的项目，根据该项目的设计图纸及相关文件，编制一份完整商务标，以便作为工程投标报价、企业内部核算的参考依据[1]，同时，还可以更好地将工作和毕业设计紧密结合，理论联系实际，以达到独立编制完整商务标的能力。
1.2 设计项目概况 南京市中科药业有限公司生活楼工程位于南京市江宁开发区殷巷中科路 8号院内，地上五层，地下一层，框架结构，建筑面积为 3600.20m2，建筑类别为多层居住建筑，设计使用年限为 50 年，抗震等级为三级，抗震设防烈度为七度，建筑高度为 17.95 米，地基基础形式为桩基础。该项目的商务标拟包括投标总价、总说明、单位工程投标报价、分部分项工程计价表、措施项目计价表、其他项目计价表、规费与税金项目清单计价表等几个核心部分[2,3]。源]自[751^`论`文"网·www.751com.cn/
