    摘要商品住宅作为房地产业的一种,近年来虽然发展迅速,但也暴露出许多的问题:房价增长过快、市场过热、供需失衡等问题。其中一直居高不下的房价以及政府的宏观调控成为老百姓最为密切关注的对象。针对某一特定城市或者地区的商品住宅发展状况和价格的影响因素进行探究,一方面能够指导政府的宏观调控,另外一方面能给消费者、房产开发企业和银行提供指导性建议。
    本文先对影响宿迁市商品住宅价格的因素进行定性分析,再选取主要经济指标,借助SPSS软件,进行相关分析、多元回归分析。分析结果可以得出,在影响宿迁市商品住宅价格的7个因素中,影响程度最大的是城镇人均可支配收入,其次为GDP、第三个是土地价格,第四个为年竣工面积,剩下三个是房地产投资总额、商品房销售面积和城镇人口数量。说明在当前阶段,宿迁市房地产价格的上涨还是与经济的发展和人民收入水平的提高一致的。并进行了回归分析,建立了宿迁市商品住宅价格模型,即Y=1326.725+0.164X2+ε。最后根据上述结果,为宿迁市房地产市场(包括商品住宅)提出政策建议。39159

    Abstract In the case of the high speed development of the domestic economy, real estate in one of the more important and slowly become pillar industries of the national economy. In China's real estate industry develops rapidly in recent years, but also slowly exposed many problems: excessive growth of home prices and the overheated real estate market, supply and demand issues, structural issues and so on. Which has been stubbornly high housing prices and the Government's macro-control became the object of ordinary people most closely concerned. For a particular city or region's real estate development and factors affecting price inquiry, to guide the Government's macro-control on the one hand, on the other hand can give consumers, real estate development companies and banks to provide guidance and advice. Based on the premise of sufficient basis for relevant literature, combined with current theories and results of research of factors influencing real estate price, taking into account the objective conditions of development of Suqian City real estate, under the combination of qualitative and quantitative analysis, first of all, Suqian city, real estate prices and its related influential factors analysis and select the main economic indicators, using SPSS software, Multivariate linear regression analysis, Suqian city, and using a mathematical model to analyze the impact of rising prices the main factors, using charts to be analyzed, and make reasonable judgments, Suqian city, and to work out the price of commercial housing model equation. Based on such factors, the status of Suqian residential housing prices and the results of the results of the analysis, the following policy recommendations for the Suqian real estate market (including residential).
