摘要我国房地产业以一种非理性趋势发展,仅仅依靠市场的自我调节力量已无法保证其行业的健康发展,为抑制购房者投机和过度投资,政府出台了严厉的“限购令”政策。由于房地产属于我国的重要行业,是人们生活的必需品,因此我们对其探讨具有重要意义。50618
本文以限购令的研究论述为依据,总结了限购令产生的原因及目的,并通过调查法、文献分析法等概括了限购令的颁布对我国房地产市场以及消费者、房地产商带来的影响。在已有理论探讨和分析的基础上,以南京市限购令产生的影响进行实证分析,报告指出限购令使得南京房价大幅度降低,促进其房屋租赁市场的发展,增加了为购房发生的虚假行为。最后,对南京提出了一些完善限购的政策及促进其房地产市场健康发展的针对性建议,政府对虚假行为严厉打击,选择公积金住房贷款,加大建设有效的保障性住房。

ABSTRACT
China real estate trends show an irrational, relying solely on market regulation forces have been unable to guarantee the healthy development of their industry, to curb excessive speculation and investment in the consumer, the government issued a stern "restriction order" policy. Because real estate is an important industry for our country, is an essential part of the people, so we explore its significance.
This paper in the parties face restrictions on research as the basis, summed up the restrictions on the reasons and purpose, and by using the methods of survey method, literature analysis method is pointed out that restrictions on enactment of the national real estate market and the consumers and the impact of the real estate and some concrete results. In existing, on the basis of theoretical discussion and analysis of a wide range to Nanjing due to the impact of restrictions on the empirical analysis, points out its positive and negative influences of Nanjing real estate industry and the Nanjing consumer mood. Finally, targeted to Nanjing and puts forward the perfect purchase some policy and ensure healthy and steady development of real estate advice of Nanjing.
