摘要近年来,随着我国市场经济高速发展,我国房地产行业也得到了飞速发展。房地产行业的发展对我国的社会发展和居民生活和许多方面都产生了重大影响。而在房地产项目开发过程中,设计管理工作是房地产项目开发的一个重要环节。
本文结合目前国内外房地产项目设计管理的现状,阐述了设计管理的基本理论、基本内容和基本方法,分析了设计方案前期策划的内容和重要性,讨论了设计方案对房地产项目实施过程的影响。并对房地产项目实施阶段的设计管理的设计组织、设计发包和设计合同的内容进行了阐述。论述了房地产项目设计管理中可以选择比较好的设计组织、设计发包以及设计竞赛的方法,以期为房地产开发提供借鉴,以达到加快进度,保证质量,控制成本,提高房地产开发项目的经济效益和社会效益的目的。50897
最后,结合国内具有代表性的“金色家园”项目实例,阐述了怎样合理地运用这些理论方法,进行房地产项目的产品定位、设计单位的选择和方案的优化,并且列举出房地产设计管理过程中的一些失控的现象,使得我们能够吸取教训,总结经验,避免在以后的房地产项目中出现类似的情况。

Abstract
In recent years, China's real estate industry has developed rapidly with the rapid development of China's market economy. The development of the real estate industry of China has impacted social development, living and many aspects. The influence is enormous. In the real estate project development process, design management is an important part of real estate project development work.
In this paper, design and management of real estate projects is a basic at home and abroad. The basic theory, basic contents and basic method of design management are described in my paper. I analyzed the content and the importance of prophase scheme. I discussed the influence of the design scheme in the process of real estate project. And my paper described the design of organizational, design contracting and design competition of the real estate projects in the implementation phase. Real estate developers can choose good design organizational, design contracting and design competition in the real estate project management. It can provide reference for the real estate development, in order to accelerating progress, guaranteeing quality, control costs, increase economic and social benefits of the real estate project development.
Finally, I combined with a representative project whose name is "Golden homes" to explain how to use these theoretical to product positioning, selection design units and optimum scheme. I listed some uncontrolled phenomena in the real estate design management process. Real estate developers can draw lessons summary experience from the project and avoid appearing a similar situation in real estate projects in future.
