摘 要:随着房地产市场的快速发展,其投资风险也大大提高。在房地产开发过程中,可行性研究是建设前期工作的重要内容,它对建设项目,在经济和技术上是否合理和可行,作多方案比较,给出评价,从而选出最优方案,使房地产开发项目决策科学化,程序化。本研究报告以淮安市淮阴区南昌路地块为例,根据近几年区域成交宗地的楼板价,住宅成交占比,成交套数和成交均价的情况,以及该区域重点楼盘销售情况和价格情况进行对比分析。宗地现状及周边道路,配套,用地规划,宗地价格,宗地控规指标,采用对比分析法,从而进行项目和产品定位。提出项目投资可比选的方案,进行项目成本测算,地价测算,在此基础上进行盈利分析。得出项目开发的主要结论和建议。60199

Abstract:With the rapid development of the real estate market, the investment risk is greatly improved. It is concluded that the main conclusions and recommendations of the development of project.
