摘要:国内外的大量研究表明:大学城的建设会对其周边商品住宅价格产生影响,本文从实证角度出发,以临港大学城周边的港城滴水湖馨苑为例,采用了定性分析与定量分析相结合的方法来研究揭示大学城的建设对周边商品住宅价格的影响。47151
论文首先采用定性手段阐述了大学城的确会对周围商品住宅价格的升值产生影响,距离大学城越近,它的影响力也就越大,大学城的影响区范围半径是不同的。通过对临港地区周围的房地产市场进行实地考察,并以问卷调查方式得出导致这一规律的原因是大学城的建设对各圈层住宅价格的影响程度不同。
其次本文系统介绍了时间序列法和长期趋势法的基本原理,并采用这两种模型,利用EXCEL等软件进行分析计算,根据港城滴水湖馨苑过去一年的房地产价格,运用这两种模型,预测未来6个月临港地区房地产价格。
最后针对临港地区房地产市场的发展进行了展望,并根据临港地区房地产市场的发展提出了意见与对策建议。

Secondly this paper systematically introduces the basic principle of time sequence method and long-term trends in the, and use the two models, are calculated and analyzed by using Excel software, according to the port city of Dishui Lake Xinyuan past years of real estate prices, using the two models, predict the future six months port area real estate prices.
Finally for the development of port area real estate market prospect, and puts forward opinions and suggestions according to the development of the port area of the real estate market.
