摘要随着我国的经济发展,住房体制改革,房地产行业得到了迅猛的发展,成为了支撑着我国国民经济的重要产业。对房地产项目的成本进行有效控制,有利于提高房地产企业的市场竞争力,帮助企业取得良好的经济效益。而我国传统的成本控制方法已经不适用于竞争日趋激烈的房地产行业,实行更优越的全寿命周期成本控制可以对项目本身所占用或消耗的资源进行合理的控制,可以更有效的节约成本,实现房地产行业的可持续发展。50638
本文对房地产项目中全寿命周期成本控制的应用进行了研究,并对我国现阶段全寿命周期成本控制在房地产项目应用中存在的一些问题进行了分析,研究了如何通过限额设计以及价值工程的方法来提高全寿命周期成本控制在当地产项目中的应用水平。

Abstract With the development of Chinese economy and the housing reform,the real estate industry get a rapid development.It has been an important industry which is supporting the national economy of our country. It will help improve the market competitiveness of the real estate business and help the companies to achieve good economic returns by effectively control the cost of real estate projects. In China, traditional cost control methods has been not apply to the real estate industry which one’s competition has been more and more intense. Implement the superior life cycle cost control can be help to make a reasonable control to the resources occupied or consumed by the project itself.It can also be used to reduce the cost and achieve the sustainable development of the real estate industry.
In this paper,the application of the life cycle cost control in the real estate project has been studied.And analyze the problems of the present stage of life cycle cost control in the real estate project.It also studies hao to use the methods of the limit design and the value engineering to improve the application level of life cycle cost control in the real estate project.
