    摘要：本系统以中文版Visual Basic 6.0为前台开发工具，用中文版Access 2000作为后台数据库。本系统主要实现以下功能：房产管理，管理所有的房产信息、对房产数据进行添加、修改、删除、查询等操作；客户管理，拥有完善的客户管理功能，主要实现对客户各种数据的管理，包括客户和购买动向等；收费管理，对于各种复杂的物业收费，完善的收费管理功能将使得收费管理更加便捷准确；售楼管理，系统的核心，实现对楼盘销售的数据、合同签订情况、客户付费等情况的管理。管理人员通过该系统可以及时了解楼盘的动态销售情况，还能充分利用电脑的可检索性，方便、快速地了解有关销售楼盘的其他各种详细资料，以便及时做出正确决策。

    Real Estate Sales Management System
    Abstract：This system based on the Chinese version of Visual Basic 6 as the front-end development tool, with the Chinese version of Access 2000 database as a background.This system mainly realizes the following functions: real estate management, manage all the real estate information, to house property data add, modify and delete, inquires the operation; The customer management, with perfect customer management function, main realization of various customer data to the management, including the customer and buy trend; Charges administration, for all sorts of complex property fee, perfect charge management functions will make charges administration more convenient accurate; Sales management, the core of the system, realize to the building dish sales data, contract signing, customers pay the management. Management personnel through this system, can in time understanding building dish dynamic sales, also can make full use of the computer class abstracts, convenient, quick understanding of relevant sales building dish of various other detailed information, so as to make the right decision.

    房地产售楼管理系统
    引言
    近几年我国房地产市场呈现持续火爆的势头，各个房地产公司开发了大量的商品房、别墅、高档写字楼，业内人士对房地产市场抱乐观态度。可是近期国家统计表明全国有大量的商品房空置，造成大量资产的损失，除了外部因素以外，内部管理不善以及销售渠道的不畅也是一个很重要的原因。
    企业的竞争逐渐整合为管理的竞争，随着房地产业的不断发展，利用电脑的先进管理手段，把售楼人员从一大堆合同中解放出来，将楼盘的销售推向“无纸化”已经成了解决当前房地产售楼管理的当务之急。使用计算机对楼盘进行管理，具有检索迅速、查找方便、可靠性高、存储量大、保密性好、成本低等特点，能够极大地提高楼盘资源管理的效率，也是企业科学化、正规化管理的重要条件。
