摘要物业管理既能给广大业主带来一个整洁舒适的居住与工作环境,同时也能够帮助房屋保值升值,但是物业管理收费一直是个难以解决的问题。本文就物业管理收费分析了其中费用的构成、收费的原则、收费的标准以及收费的特点,在研究日本韩国和我国香港地区的物业管理收费的基础上对我国的物业管理收费情况进行介绍,将二者进行比较后得出我国物业管理需要学习与改进的地方。总结出了以下几个造成我国物业收费产生纠纷的原因:业主的传统观念根深蒂固;物业管理行业自身定位不明确;开发商遗留问题导致物业质量不过关;部分物业管理企业的服务不到位;缺少强有力的追缴费用手段;规范物业管理行业的法律严重滞后以及其它一些造成业主缴费难的因素。接着从物业管理公司,业主和政府的各自角度出发,看看各自需要做些什么,需要改变什么来共同解决物业管理收费难的问题。在文章的最后我举了一个张家港某小区物业管理收费遇到问题的例子,对其产生原因及具体的解决办法做出了分析。50635

Abstract Property management not only help the majority owners to bring a clean and comfortable living and working environment, but also to help preserve and increase the appreciation of housing,but property management fees has always been a difficult problem . This paper analyzes the property management fees which the fees structure, the principle of charging fees and charges standard features in Japan, South Korea and China's Hong Kong property management fees on the basis of our property management fees are introduced, after comparing the two come to our property management need to learn and improve. I summed up the result of property charges following a dispute reasons: the owners of deep-rooted tradition, some other factors causing difficulty owners pay, the property management industry has positioned itself not clear, leading property developers, but the quality problems left off, in part property management business services are not in place, the lack of a strong recovery of costs means to regulate the property management industry laws seriously lagging behind. Then from property management companies, property owners and the government jointly analyze three angles, looking for property management in this tripartite participation from their own point of view, what needs to be done, what needs to change to come together to solve the difficult problem of property management fees. In the last article I gave an example, a residential property management fees examples of problems, their causes and solutions to make a specific analysis.
