摘要我国物业管理自1981年引入内地以来,经过30多年探索与发展,物业管理产业出现了繁荣发展的景象,推动了我国住宅小区管理向专业化和现代化方向发展,提高了人民大众的生活质量。物业管理问题是伴随我国房地产业的迅速发展和物业管理的市场化而日益凸显出来的一个社会问题,因其涉及千家万户的生活、生产秩序,关系社会的稳定发展而备受各界重视。当前,我国物业管理中存在诸多问题,其中较突出的是业主委员会法律地位、物业纠纷、业主物业管理权保障三大问题。本文通过对这些问题原因的分析,提出了解决和完善我国物业管理的对策和措施,以期推动我国物业管理体制与物业法律体系建设,使我国物业产业向着国际化、规范化、法治化、市场化方向发展。51602

Abstract Property management since 1981 has been the introduction of the mainland, after 30 years of exploration and development, property management industry, prosperity and development of the scene appeared to promote the management of residential development to the direction of specialization and modernization to improve the quality of life of the masses. Property management issues is accompanied by the rapid development of real estate and property management market is an increasingly prominent social issues as they relate to the lives of millions of households, production order, relationships, social stability and development has attracted public attention. At present, China has many problems in property management, one of the more prominent is the legal status of the owners' committee, property disputes, landlord property management rights protection on three major issues. Based on these reasons, this paper proposes a solution and improve our property management strategies and measures to promote China's property management system and property legal system, so that our property industry towards internationalization, standardization, rule of law, market-oriented development.
