摘要物业管理行业在我国诞生将近三十年,仍然被称为“朝阳行业”,有着远大的发展前景。近年来,物业管理行业蹒跚前行,面临很多挑战,形势严峻。多种因素导致了国内企业面临很大压力,在企业发展道路上遇到难题。本文主要通过对国内物业管理行业现状进行较为系统的分析,对比香港物业管理行业的发展模式,找出我国内地企业所存在的问题,提出针对性的对策。以X物业管理公司作为研究案例,运用理论与实践相结合、文献研究、环境分析、调查研究、SWOT分析等方法,解决物业管理企业自身迫切需要解决的问题;积极应对外部环境的变化给企业带来的机会与挑战,制定最好的战略;适应市场发展形势,克服各种不利因素,使企业能够在竞争中立于不败之地。同时指出政府在法制建设跟行业监管方面的不足,提出相应的建议和办法,引导物业管理行业步入快速良好的发展轨道。50628

Abstract
Property Management Industry has existed in China for nearly three decades, it’s still called a "sunrise industry" and has great prospects for development. In recent years, the Property Management Industry forward slowly, faces many challenges, and the situation is grim. A variety of factors cause the domestic enterprises are facing a lot of pressures and problems on the road in the enterprise development. This paper mainly do some systematic analysis of the current situation on the domestic Property Management compared to the development model of HK Property Management Industry so as to identify the problems of enterprises in the mainland of china and put forward specific measures. X Property Management Company is the simple case. With scientific approaches (Investigation Methodology,Literature Review,Environmental Analytical Methods, SWOT and so on), the following issues are discussed: How to adapt to the present environment with opportunities and challenges,and plan the best strategy; How to follow the development trend, overcome the difficulties,and remain invincible. Insufficiency of governmental regulation and professional supervision and related suggestions are illustrated.
